The interior layout of this two-bedroom granny flat is a customised version of our standard Avoca floor plan.

Located on Avoca Drive in Green Point, a busy main road, this project presented some logistical challenges. With access only available from a private rear road, and as the last house on that road, we had to carefully coordinate all deliveries with surrounding neighbours to minimise disruption.

At the project’s outset, we imported a large amount of fill due to the land’s slope, creating deep edge beams to support the foundation. This required two days of truckloads coming in and out, along with manual labour and cranes to safely bring materials onsite while minimising impact on neighbours who also relied on the private road.
