Step-By-Step Guide On How Long It Takes To Build A Granny Flat

Below is a typical Granny Flat construction program at P J Cook Building:

WEEK 1

  • Site establishment consisting of temporary fencing, signage, toilet, sediment controls, temporary power, safety documents, surveyor building set-out and waste facilities. 
  • Site cut and concrete peering to slab area. 
  • Excavate footings for bearers and joist construction. 

WEEK 2

  • Plumbing and drainage rough-in. 
  • Electrical and data slab conduits. 
  • Termite protection to all pipe penetrations. 
  • Slab and footings formwork, steel, pods and placement of concrete slabs and footings. 
  • Slab cure and termite protection to perimeter of slab area. 
  • Uni-piers and timber subfloor for bearers and joist construction. 

WEEK 3

  • Wall and roof framing. 
  • Wall wrap, windows and door frames. 
  • Fascia, gutter and roofing. 

WEEK 4

  • Lock up consisting of cladding/brickwork, eaves and trims. 
  • Decking and stairs for bearers and joist construction. 
  • Plumber to complete water and gas rough-in along with stormwater and downpipes. 
  • Electrical and AC rough-ins.

WEEK 5

  • Carpenter pre-sheet frame checks. 
  • Site clean. 
  • Wall and ceiling insulation. 
  • Plasterboard linings.

WEEK 6

  • Waterproofing. 
  • Sand and cement screed and floor tiling. 
  • Kitchen and laundry joinery. 
  • Caulking contractor seals around windows, doors, architraves, corners, etc., and externally with Sikaflex.

WEEK 7

  • External painting. 
  • Fix out, consisting of doors, architraves and skirting. 
  • Vanity and laundry tub installation. 
  • Painter applies internal sealer coat. 

WEEK 8

  • Stone benchtops. 
  • Wall tiling and grouting. 
  • Pre-paint checks by supervisor. 
  • TV aerial installation. 
  • New meters and main switchboard upgrades. 

WEEK 9

  • Internal painting. 
  • Electrical fit-off, test and commission. 
  • Plumbing fit-off, test and commission. 
  • AC fit-off, test and commission. 

WEEK 10

  • Shower screen, mirror, linen shelving and wardrobe joinery. 
  • Floor coverings. 
  • Carpenter fits off door hardware, wet area accessories, cover plates and completes final checks. 

WEEK 11

  • Initial internal pre-clean and external site clean. 
  • Supervisor completes final defect list and paint mark-up. 

WEEK 12

  • Final omissions [if any] are finalised. 
  • Painter completes final coat to main areas and finalises any touch-ups. 
  • Caulking contractor silicones around the perimeter of skirting in main areas, kitchen kickboards, joinery, bathrooms, laundry and WC areas. 
  • Clothesline and letterbox installed. 
  • Balustrade. 

WEEK 13

  • Professional clean. 
  • Blinds and screens. 
  • Practical completion and final accounts. 
  • Final walk-through with client and site supervisor. 
  • Final inspection by private certifier or council. 

Once the final walk-through is completed, and final accounts paid, one of our team members will be in touch to arrange a suitable time to conduct the formal handover of your granny flat.

The above time frame should be used as a guide only. Project timelines can vary depending on inclusions selected, weather conditions, availability of materials, the project’s complexity, site conditions and any other unexpected delays. However, if we do not finish within your building contract’s contracted time and conditions, we pay you a standard weekly fee until we do.
