This 1-bedroom granny flat in Erina was built as a comfortable alternative to aged care for our client’s mother. Designed using our Branxton 1-Bedroom Granny Flat floor plan, with slight modifications to meet specific requirements, this project brought the family closer together while offering modern comfort and independence.

Situated on The Entrance Rd, a busy RMS-managed road, the project faced challenges with limited traffic control windows, complicating coordination of trades and deliveries. Fortunately, we secured access through a neighbouring property on a quieter council-managed road, allowing longer work periods. However, the steep, tiered yard required us to construct a ramp-style walkway for safe site access. Additionally, the property’s location in a BAL 29 bushfire-prone area demanded strict compliance with construction standards, adding further complexity and cost. Managing traffic control, deliveries, cranes, trucks, excavators, and trades within set timeframes required meticulous planning and administrative oversight.
